Buying a property can be almost as stressful as selling. There are a host of things to consider from the size and style or your new home, its location, affordability and the initial costs involved, to choosing a solicitor, a mortgage provider, surveyor and insurance company/broker.

Find your ideal property- take into consideration the cost of the property, mortgage, solicitor fees, moving costs, council tax, insurance and general living costs.

Make an offer- once you have found a property contact us as soon as you can to make an offer. We will then inform the vendor and will contact you with a reply. Remember that your first offer may not be accepted as the vendor has several factors to consider eg. the amount you offer, your position (first time buyer, property to sell, sold subject to contract, nothing to sell), hou long the property has been on the market and how much interest there has been.

Offer accepted- once your offer has been accepted you will have to instruct a solicitor to carry out the conveyancing. Baldersons can recommend and instruct one on your behalf. You will also need to inform your mortgage provider, and we will ask for proof of funds and identification.

As your purchase proceeds- a survey will be done on the property, if it is a cash offer and you would like a survey Baldersons can put you in touch with a recommended surveyor. After the valuation report has been done your mortgage lender will issue the mortgage offer and a copy should go to your solicitor. Your solicitor will carry out searches on the property, check there are no existing problems which could affect you and then draw up the legal documents for you to sign. We will liaise with your solicitor and keep you up to date with the process.

Exchange & Completion- once the solicitor has all the documents required a completion date is agreed. You then pay your deposit to the solicitor and exchange of contracts takes place. You are now legally committed to buying the property. On the day of exchange you should insure the property. At Baldersons we can give you a quote through our insurance department. You will need to organise your packing and book a removal company in plenty of time.

Completion Day- it is often the case that the vendor moves out of the property in the morning and brings the keys to us ready to be collected by the purchaser early afternoon. Contact us a couple of days before completion to arrange picking up your new keys.
